BROOKLINE - The 2.1-acre estate Balemor Estate, with its 9,715-square-foot main manse, has traded for a cool $7,000,000, easily the biggest sale in Brookline this year. The Jazz Age creation had been asking $8,900,000 at the start of the year.

CHARLESTOWN - When is a new apartment development in Boston not merely historic? When it's hipstoric! The 99-unit Gatehouse 75 has decided to go with that tagline for its eco-friendly, transit-oriented development near the Gilmore Bridge.

BEACON HILL - A 3,857-square-foot, 4-BR, 4.5-BA spread at 88 Beacon Street is now asking $9,000,000, making it one of Boston's most expensive listings, all the more noteworthy because it ain't a townhouse.

HUB-WIDE - Our David Bates runs down the dire straits buyers face because of the region's low inventory: "This home was listed at $750K and described by some trained architects as 'a tear-down.' Yet, 31 offers later it sold for $1.126 million, $376,000 over the asking price."
